It’s a thrilling moment! It may, however, be a little overwhelming.
We at Modern Times Homes have been working in real estate in the Chicagoland area for a long time and thought it may be helpful to share some of what we’ve learned over the years…
…and give you some suggestions for buying a home!
Here’s some advise we give our closest friends:-)
Be choosy — People seldom regret buying a house because they were too fussy. The reality of the house you bought will hit you a few months or years down the line. As a result, it’s a good idea to be cautious about the home you buy and make sure it contains everything you desire.
There is no agent — The disadvantage of hiring a real estate agent to assist you in your house search is that when you make an offer, the seller’s agent may be less motivated because they’ll have to divide the commission with your real estate agent. Our advice is to look at houses on your own and then propose to let the seller’s agent represent you if you find anything you like. Because they will receive the whole commission, that agent will be driven to persuade the sellers to accept your offer.
Escalation Clause – If you fall in love with a home, you might want to include an escalation clause in your offer. This essentially means that you’ll outbid everyone else who makes a similar offer. This means you’ll outbid everyone else who puts an offer on the property.
I hope this information is useful.
